    I have always heard you should bid 8 to 10 percent lower.

    You'll need to do a little work. Check with the local taxing authority to see what the taxable value is, as well a comparable homes int he area. they will usually give that information to you fairly easily. Go with 10% below the taxable value as a start.

    You cannot go to low. Go to the lowest where you would be comfortable. The owners may do a counteroffer, and keep highing the price a little by little until when you are both good about the price.
