    sea shanties have to be up to a rigerous code, to be built in todays world, if you can find someone to insure them at all. This being said, you must not only build it stronger, you must build it free and clear if you can not get it insured.

    in the 90s, beach front in the part of florida I was living was going about 1 million bucks for less than a 3rd acre. Across the road, about the same was 100 to 200k, unless it was commercial and most of it was.

    You ALSO have a big problem if you buy the land and it has sea oats growing. wild ones are engangered so you will be SOL.

    Building materials in florida are quite excessive, because they do not have a ton of lumber to harvest, despite they are a port of call and lumber is also imported its an excuse you see.

    one person told me, what you pay for the land, double the amount for a modest dwelling.

    Florida property taxes are excessive. On a two million dollar property, would probably run as high as 50 grand per year

    I sell novels at the flea market for a buck. I would have to sell a BALLPARK full of them to be able to cope with that purchase.
