When you start a chat with someone new how do you start the conversation and actually keep it going?

I've had the basic "Hi, how are you?" But sometimes that's all I get and next thing I know I'm having this one sided conversation with someone because I'm the one that's asking all of the questions. It's either that or we start talking about sex which I'm not 100% comfortable with when it's the first conversation we've had.

be direct and to the point...set parameters...set the rules...the more direct and explicit the better.
