I Have A Nieghbor Across The Street And He Seems Telepathic Please Help

Okay,so me and my family just moved into a house across the street from this big greenish bluish house.We noticed there was a boy that lived in the house so one day my friend spent the night and she asked him what his name is we thought he said trent.A few days later me and my sister were playing volleyball in the front yard,he was outside in his front yard too.Suddenly the ball went rolling down this concrete thing that looked like a slide.It rolled down there and he got it for us,we asked what his name was and we thought he said brad,then a few minutes later my sister had went inside and his mom called him in and I thought she said fred.We found out his real name is Grant.Now that we know him more he says he can hear people from down the street talking.Sometimes he yells out randomly COMING MOM and we did not hear his mom calling him.He done it another time and he said never mind I didn't hear her.Then he talks to himself,he said it runs in the family.He also told us they own three houses,the one he lives in now,his farm house,and a house across the farm house that has weeds grown all over it.He said that their family inherit the houses.He also says alot of times he didn't go to school.Also at night time when he is over at our house(We play games like hide and go seek in the dark and capture the flag and other things)when there are cars coming with their headlights on he goes and hides or puts something over his head and hides himself.He also said he never gets cold.Everyday he changes into 4 different outfits.It's creepy because he knows all these "ninja" moves and he can speak spanish he also says  stuff that people say in Europe and not in America.He uses big words alot that we don't even know what it meant or anything,we don't think he is making up words either cause they are all real.A week ago he was on spring break and he was not at his house the whole week until me and my sister's spring break.He says he has no friends at school,my dogs and my neighbors dog HATES him they growl and the dog next door attacks him.This is something that happens about me,like sometimes I know theres something wrong or something going to happen.One time I felt like I was being watched and that time I felt something was wrong.If you could be answer to this,this is really weird.Grant has a secret but he won't tell us.Please do whatever you can to help us know what is going on.We thank everyone who can help you can give us links to videos or anything that we can read about this we would like to.
